What is McMillan?

The McMillan Center for Health & Research is the healthcare campus at the north end of the larger McMillan Sand Filtration Site redevelopment project led by Vision McMillan Partners, a joint venture of three of the nation’s premier development companies: Trammell Crow Company, EYA, and Jair Lynch Real Estate Partners. The project is comprised of a 25-acre site, 2.8 miles north of the Capitol building. It will be a mixed-use development of 2.1 million square feet, consisting of 146 townhouses, more than 500 apartments, a community center, an 8-acre park, a grocery store and nearly one million square feet of health and life sciences space.

Tower 1 / West

Tower 1 is situated on the western side of the development, abutting 1st Street NW. The primary tenant focus is pediatric life sciences and child healthcare.

Tower 2 / East

Tower 2 is on the east side of the development near North Capitol Street NW. The tenant focus is adult care, laboratory and life science research facilities.

Townhouses

146 townhouses will be built at McMillan with 9 affordable to 50% of area median income and 13 affordable to 80% of area median income.

Apartments

Over 500 apartments will be built at McMillan, including 85 senior units affordable to 50/60% of area median income and 25 affordable to 80% of area median income.

Community Center

A public community center will include a pool, fitness center, multipurpose rooms, gallery space and a connection to preserved underground cell 28.

Proposed McMillan Community Center

In addition to the McMillan Center for Health & Research, apartments and townhouses, the site will have an array of amenities and community benefits, including:

  • An eight-acre public park
  • North and south service courts, including the preserved historic regulator houses, sand storage silos, and sand washers
  • Over two more acres of open space in total including Cell 14, healing gardens and the Olmsted Walk
  • A full-service grocery store
  • Over 88,000 square feet of neighborhood-serving retail
